National Survey Places RE/MAX Ahead of all Competitors

® and the South Central Kansas MLS releases the September

Existing home sales decreased 10% last month according to the September figures released by the South Central Kansas

MLS. Existing homes sales in September totaled 672, down from 750 units in August 2009. The median sales price of

existing homes in September decreased 2% on a year over year basis.

New home sales decreased in September to 87 units, which represents a 13.9% decrease compared to August 2009. The

September median sale price of new homes decreased to $168,000 from $200,000 in August 2009.

Existing home inventory this month was down 1.5% with 3,446 homes in inventory compared to 3,499 last month. The

existing home inventory this month is 5.0% higher than it was a year ago when the existing home inventory was 3,281.

New home inventory decreased this month with 601 homes in inventory compared to 606 new homes on the market last

month. The new home inventory is 23.7% lower than it was a year ago at this time when there were 788 new homes on

the market.

New and existing home inventory combined was 4,047 homes this month compared to 4,105 last month representing a

1.4% decrease in the past month. One year ago the combined inventory was 4,069, which represents 0.5% decrease in

total inventory over the past year.

Months of inventory is determined by taking the inventory and dividing it by the number of sales. A “balanced market” is

considered to be a 5-6 month supply. If the supply exceeds 6 months, the market begins to favor buyers. When the

supply is less than 5 months, the market tends to favor sellers. Months of inventory for existing homes increased from 4.7

to 5.3 in September. This number continues to indicate a slight edge for sellers of existing homes. Months of inventory for

new homes increased this month to 6.9 months of inventory compared to 6.0 last month.
